At this point,I think you've got no choice but to survey. While it may hit your wallet now,it may give you some peace of mind later. How long BTW have ya'll been neighbors?

I'd do the survey.  The neighbor won't shut up until the issue is resolved.  Then I'd consider a good fence and plants along it so I couldn't see the neighbor's yard!

Hey general, my advice from knowledge. You need to have it surveyed and have them put a piece of metal just underneath the earth on all 4 corners. Don't put stabs they can be pulled up and tape is OK for a couple of winters but the metal will never be lost. RTR!

We have those, problem is it is not even close to square and he had it surveyed when he bought it.  Or at least some stakes appeared.  But the tax map couldnt be any more obvious he is over the line by several feet.

We had a neighbor once who tried to "steal" land by ever expanding into my daddy's land (this was out in the country).  Well, he had been burned by a "friend" stealing some land similarly before so he ran a fence to the very edge of our property and then stuck an ugly liento right up in their backyard.   They were British expats and I don't think they understood how touchy a southerner can get over a piece of dirt.  Never had a problem after that...

I'd recommend Leland Cypress.  My family is 2 hours away from you and those do very well in your zone and fill out very nicely.  Both my sisters have them to block a neighbor...they like the neighbor but just wanted a more secluded feel since they like to be outside a lot.
