Anyone have any experience here?

My adjoining property neighbor seems to think about 20-25 feet of my property is his along one of the lines and about 5 feet every where else.

I am thinking about having it resurveyed and staked out every 10 feet.  Would that be obnoxious?

Is it worth messing with?  We do not get along already.  We used to share a circled driveway, but the first thing he did was close it off, so I had to rework my driveway.  Total prick.

There is some kind of real estate law where if he claims and uses the property as his own for 10+ years it becomes his. IDK if this is fact or fiction nor the specifics but our crack legal dept on this pacle should be alerted.

There is some kind of real estate law where if he claims and uses the property as his own for 10+ years it becomes his. IDK if this is fact or fiction nor the specifics but our crack legal dept on this pacle should be alerted.

That's called an understood easement or something like that, It doesnt become his, but you cant stop him from using it technically, but we already went through that with the driveway.  I could have made him let me continue to use it, but it wasn't worth it.

I am considering running barbed wire along the line after I get it surveyed.  Problem is, it's a long border. probably 380' then turning and going another 800' or so.

If only I had a new tractor with a post digging attachment.  Think people would need that too?

That'll work. Sometimes I use quickcrete on the corner posts. Also when I hit rock or root and can't sink my post deep enough, I'll cut it off to depth and then quickcrete it. BTW, natural moisture in the soil will make the quickcrete set up.

I know, but I like to help it a little.  I have never had a fence project where I was not on a time table, always mending so you want it to be a one day thing.  I have fence everywhere on my property, it used to be separated into chickens, pigs, and two cow areas.

Fence pullers. Mine have two plates that bolt together, rather than hooks.

I saw a couple of my neighbors go through something like this

there was the one guy that built the fence and the other butthole neighbor
I laughed every time I passed ...
because during the construction of the fence
he put up one of those big blue tarps along where the fence was going to be and everyone that passed could see it .. the message was pretty clear

on the tarp in big white letters it said ...

NOSEY NEIGHBOR FENCE COMPANY LLC

At this point,I think you've got no choice but to survey. While it may hit your wallet now,it may give you some peace of mind later. How long BTW have ya'll been neighbors?
